1. What this service is
NOI Optimizer is an AI-assisted research tool that produces written analysis reports on commercial real estate properties. Reports are generated by large language models using public market data and any documents you upload. Reports are informational only.
2. Not financial, legal, or tax advice
Nothing in any report is investment advice, legal advice, tax advice, an appraisal, a broker price opinion, or a fiduciary recommendation. Do not rely on a report as the sole basis for any acquisition, disposition, financing, or lease decision. Verify every number with your own broker, appraiser, attorney, accountant, and inspector before acting.
3. AI output disclaimer
Reports are generated by AI and may contain errors, omissions, outdated market data, or hallucinated figures. We strongly recommend treating every number as a starting point and validating it against primary sources before using it in any decision.
4. Your content
You retain ownership of documents you upload. You grant us a limited license to process them for the purpose of generating your report and operating the service. We do not sell your uploads. See the Privacy Policy for retention and data handling.
5. Payment
Reports are sold on a per-report basis. Payment is processed by Stripe. Prices and any taxes are shown at checkout.
6. Refunds
Because each report is custom-generated at meaningful compute cost, completed reports are non-refundable. If a report fails to generate due to our error, contact us and we'll either regenerate it or refund the purchase. See the Refund Policy.
7. Acceptable use
Do not upload documents you don't have the right to share, do not upload personal information about third parties without consent, do not attempt to attack, reverse-engineer, or scrape the service, and do not use the service for any unlawful purpose.
8. No warranty
The service is provided "as is" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, or non-infringement.
9. Limitation of liability
To the maximum extent permitted by law, our aggregate liability for any claim arising out of or relating to the service is limited to the amount you paid us for the specific report at issue. We are not liable for indirect, incidental, consequential, special, or punitive damages, including lost profits or lost opportunities.
10. Indemnification
You agree to indemnify us against claims arising from your use of the service or your reliance on any report.
11. Termination
We may suspend or terminate access for any user who violates these terms or whose use poses a risk to the service or other users.
12. Governing law
These terms are governed by the laws of [STATE/COUNTRY], without regard to conflict-of-laws principles. Disputes will be resolved in the state and federal courts located in [COUNTY, STATE].
